Screened-In Porch Remodel - Bryan, Ohio

FOUR SEASON ROOM UPGRADE – We were commissioned to transform this screened-in porch to a more versatile four-season room.  This project included a brand new floor system built on the concrete floor.  Two things were accomplished in doing so: one, it eliminated the old slope that an open porch floor must have, and two, it provided a smoother transition for the homeowner to get into the new room.  Old screen walls were removed and new 2×6 walls framed up and insulated for toasty warmth in the winter months.  Windows are high quality PELLA, three of which can open for cross ventilation.  On the exterior, the new vinyl siding was almost perfectly matched to the original.  The inside walls were finished with a 3/8″ beadboard paneling to match the other two existing walls, and windows/doors were trimmed out in solid pine casing.  The old screen door was replaced with an outward swinging steel door by MasterCraft.  A solid composite deck landing and stairway was constructed with half-height steps for easy mobility.  Additional LED disc lighting was installed for improved visibility.  Finally, we built a custom storage bench to slide in below the corner windows.  HVAC services were provided by Gibson’s Heating & Cooling, in this case, a high efficiency mini-split heating and cooling system was installed on the north wall which will heat and cool this insulated room with ease.  This old screened-in porch has now become a fully usable room for 365 days a year!  Hit me up for all your home remodel needs.  Estimates are always free: 419-212-3200.
